The 3900 Alton Road, now Avara, a boutique apartment community development, is an eight-story residential building located in Miami Beach, Florida. Commissioned by Mast Capital, the project required a strong foundation solution to support the structure in a coastal environment. ECS Group of Companies (ECS) served as the geotechnical engineer of record, providing expertise from initial observations through construction monitoring.

Challenge: Impact to foundation stability due to thick organic soil layer

The site presented a thick organic soil layer that posed significant risks to foundation stability. Simultaneously, a large underground city utility ran adjacent to the property, making excavation a high-stakes operation requiring careful coordination to avoid damage to important infrastructure.

Solution: Mitigation strategy protects structure and utility

ECS delivered a broad suite of geotechnical services tailored to the site’s unique conditions. Our team conducted subsurface exploration and provided foundation recommendations that addressed the complexities of the soil profile. During foundation construction, ECS implemented vibration monitoring to protect surrounding properties and infrastructure. We also managed a comprehensive test pile program, validating pile design and performance during installation.
