Property Condition Assessments (PCAs)

Property Condition Assessments or PCAs, are typically performed during the due diligence phase of a development project involving commercial properties and buildings as part of a purchase, resale, refinance or lease opportunity for an owner or buyer of a property. 

These assessments provide valuable information on the condition of a property or real estate. PCAs include assessment of above-ground, readily-accessible systems, review of documentation and visual inspection of physical components of the property and accessible common areas.

Similarly, clients often request Facility Condition Assessments for their own planning and budgeting purposes outside of the transaction period. Owners of properties who plan to hold onto a property for a long time find the assessments useful for planning capital improvements.

Since PCAs are often done during the due diligence phase of a project, they are often performed at the same time as a Phase I Environmental Site Assessment (ESA).
