Accessibility (ADA) Compliance Surveys

ECS conducts reviews of building and grounds for general compliance with the requirements of the 2010 ADA, Title III provisions relative to their use as, or related to, public accommodations. We conduct a survey using a checklist based on the ADA Checklist for Readily Achievable Barrier Removal developed by the New England ADA Center, a project of the Institute for Human Centered Design.

Understanding ADA Compliance Survey

An ADA compliance survey is an assessment of your property to determine how well it aligns with accessibility requirements for people with various disabilities. Accessibility features on a building include ramps, handicapped parking and automatic doors. While you may have these features present on your property, their details may not comply with the guidelines set forth in the act. A surveyor can determine what you need to change.

Importance and Impacts of ADA Compliance Surveys

These surveys are critical for buildings to make sure all types of people can access your property. Whether someone relies on a wheelchair or has a cane, they should be able to enter your building without issue. This requirement is particularly essential for any building that serves everyone, such as financial institutions, grocery stores or health care facilities.

Many building owners or property managers may believe their property is accessible, but certain factors of accessible design are often missed. While we often think of ramps for wheelchair access, we also need to consider areas of the building that require force. Many people with disabilities can apply a limited amount of pressure to buttons or doors, so these areas need to be in compliance with the ADA’s regulations.

Consider the automatic buttons for doors at building entrances. The button does allow for a person in a wheelchair to get through the door, but is the button easy enough to press? What about the push-style faucets in your restrooms? Or the button on the water fountain? These are all features you may overlook, but a compliance survey can bring them to your attention.

Owning a building or managing a property comes with many responsibilities, but your compliance with ADA regulations should not fall by the wayside. Our team can help you stay on top of these aspects of your building so all people can access the property with ease. We work closely with ADA literature to provide surveys that assess the many characteristics of an accessible property.

Optimal Timing for ADA Compliance Surveys

If you obtain new property or construct a new building, a compliance survey is recommended before you open your property to the public. These assessments can also be useful when you add to your building or introduce accessibility features that you did not have before. For example, you may request an assessment after adding a ramp to the front of your building.

You may choose to complete compliance surveys annually to confirm that all features in your building are correct. Confirming your building’s compliance can reduce legal liabilities, so many property owners and managers choose to complete these surveys at regular intervals.
